Sometimes the tank is done and it's smarter to replace it than keep pouring money in. Tank or Tankless?
If you're replacing, it's worth knowing your options. A standard tank is simpler and cheaper up front. Tankless costs more to install but heats water on demand, never runs out, and lasts longer. Tankless isn't right for every home, though — I'll give you an honest read on whether it makes sense for your setup, not just push the bigger job.
Bringing Your Own Unit?
If you'd rather buy your own water heater and have me install it, that's fine — I'll do that. The manufacturer warranty on the unit is between you and whoever sold it, but my labor is still my responsibility. When I supply the parts myself, I warranty the materials and the labor for a full year.
